Developers Exchange Property for Attainable Housing Solutions in Sheridan County

The Sheridan County Attainable Housing Council has solicited the help of local home developers to create more attainable housing in the community. Developers at this forum highlighted projects they are working on, while also offering their assistance to the council by exchanging property or property costs to make housing more affordable.

Carlton Construction Offers Exchange of Infrastructure Money for Lots

Sheridan County home developers showcased their ongoing projects related to attainable housing at the Sheridan County Attainable Housing Council’s project opportunities forum. The developers offered their assistance in the form of exchanging property for assistance with building costs or selling homes to the council, showing a strong commitment to solve housing cost issues in the community. Doug Carlton, owner of Carlton Construction, stated that his team would be willing to supply homes for the attainable housing council to utilize or own, proposing an exchange of infrastructure money for lots that the company would build.

Carlton Construction is currently in the early stages of constructing a development near North Main Street, which will include more than 80 homes. The map and plans for this development have been submitted to the city, but await approval from the Planning and Zoning Commission followed by the Sheridan City Council.

Redinger’s presentation has outlined two options, each with an estimated cost. The first option involves purchasing the lots, sidewalks and landscaping for a total of $900,000, whilst the second option involves purchasing 20 built homes with an estimated cost of more than $4 million. Jeff Wallack, a local commercial real estate broker, is inviting ideas from the community and council on what to build in this area.

Councilor Sasha Johnston is proud to announce that the Attainable Housing Council has made significant progress since its first meeting, three months ago. With a $3 million investment from the American Rescue Plan Act, opportunity abounds for creating attainable housing for the community. The council’s ultimate goal is to select one or more projects to fund, and they are currently in the process of developing specific and attainable goals to make this possible. In addition, a Project Opportunities Forum will be held to give developers the chance to present their ideas. This forum is an exciting step forward in the council’s mission to create affordable housing for all.

Sheridan County’s Attainable Housing Council has access to a multitude of projects that can offer solutions to aid in the cost of safe housing. Developers are continuing to undertake new construction such as Carlton Construction’s North Main Street development, or Redinger’s outlined options for purchasing pre-built houses and lots. With willing developers alongside initiatives from the community, local commercial broker Jeff Wallack is exploring an array of possibilities to ensure attainable housing in Sheridan County.
